" Covenants, Conditions, and Restrictions ," commonly abbreviated " CC & Rs " or " CCRs ", are a complicated system of covenants, known generically as " deed restrictions ," built into the deeds of all the lots in a common interest development, particularly in the tens of millions of American homes governed by a homeowner association ( HOA ) or condominium association.

A homeowners association is incorporated by the developer prior to the initial sale of homes, and the Covenants, Conditions, and Restrictions ( CC & Rs ) are recorded when the property is subdivided.
